Interest rates will probably never drop to the record lows of 2021. And while some Buyers pray for interest rates to drop, home prices continue to rise.
For the year 2025, the National Association of REALTORS® is predicting that sales nationwide will increase by 9%.
The California Association of REALTORS® projects that California home sales will increase by 10.5%.

3. Wait for an offer
Perhaps they'll also create a flyer, but this is when bare-minimum agents stop their marketing. BUT WE DON'T STOP THERE.

FOR BUYERS
FOR OUR BUYER CLIENTS we work harder to provide the following services (among others, and subject to a Buyer-Broker representation agreement):
1. listen to Buyers' unique home preferences (must-haves, deal breakers, etc.)
2. tour homes meeting those preferences
3. conduct a comparative market analysis on a property before writing an offer
4. present and negotiate offers
5. open escrow
6. confirm earnest money deposit is in escrow
7. conduct due diligence investigations (inspections, disclosures, title, etc.)
8. navigate remaining escrow matters (including loan approval, if applicable)
9. remove remaining contingencies pursuant to the contract
10. conduct final walk-through; confirm all pre-closing matters have been completed
11. confirm escrow & title have received all documents and funds to close escrow
12. receive "confirmation of recording" and deliver keys to Buyer!
We provide Sellers with "final touch" home staging (adding smaller items, decor, art and accessories, as necessary) (for occupied and vacant homes) using "final touch" items from our inventory or theirs.
We guide Sellers in "depersonalizing" their homes (guiding them in relocating family photos, religious materials, etc.), as necessary, so Buyers can imagine themselves living in the home rather than the Seller.
We also guide Sellers in "decluttering" (relocating stacks of mail, documents, extra furniture, etc.). This will help make a home appear more spacious.
We also offer "curb appeal" tips and touches (adding pots, plants & pillows), as necessary.
Of course, the ultimate goal, in all of the above, is to make a property appeal to more Buyers, to evoke an emotional response and an offer.
A well-staged home will typically minimize a property's market time and command a higher sales price.
For select vacant homes, and as necessary, we provide "virtual" home staging services (the addition of virtual furnishings and decor to "staging-ready images").
THE ABOVE ASTONISHING STATISTIC has been published on a multitude of websites including the websites of Forbes (Forbes.com) and the National Association of REALTORS® (NAR.REALTOR).
Sure, there are virtual tours that can enhance a listing, but there's nothing like a "Customized Listing Video" we produce for our Seller clients, on a complimentary basis.
Our Customized Listing Video incorporates extra information on a property's best features (including those relating to a home's close proximity to fine dining, shopping, theatres, schools, etc.).
A prospective buyer can view hundreds of static photos online, but videos will keep playing in their minds, often compelling them to make an offer. And then during the escrow process, a video (especially our Customized Listing Video) can sometimes stave off "buyer's remorse" by keeping buyer's connected when viewing a video once, or multiple times daily - through the close of escrow.
After (A) 30+ years in commercial real estate law, as a paralegal and real estate specialist - in title, survey & zoning matters (on high-rises, hotels, restaurant chains, strip malls, etc., including the bulk purchase of 80 homes in California), and (B) 10+ years as a residential REALTOR®, this is an exciting time to collaborate with our clients to achieve their real estate goals.
